Sustainable Drainage Systems (SuDS)
The increase in impermeable areas caused by urbanisation reduces opportunities for rainfall to naturally infiltrate into the ground causing flooding and deterioration in water quality. We specialise in SuDS features which aim to manage runoff at the source mimicking natural conditions reducing flows to rivers and public sewers with the added benefit of improving water quality. We use Causeway Flow for hydraulic modelling.
PARTY WALL SERVICES
The Party Wall etc. Act 1996 came into force on 1 July 1997 and applies throughout England and Wales.
It provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings by ensuring neighbouring owners are notified of impending construction works.
A party wall has two definitions in the Act which are termed as Type A party walls and Type B party walls.
‘Type A’ – A wall standing on the land of two owners to a greater extent than projecting foundations.
‘Type B’ – A wall standing on the land of one owner that separates the buildings of two owners.
A party structure can be a party wall, a floor or a partition separating different parts of a building each with separate entrances.
A party fence wall is a free-standing wall that is not part of a building and stands astride a boundary.
A boundary wall is a freestanding wall, not being part of any building, which stands wholly on the land of one owner at, but not astride, a boundary.
An external wall is a wall that forms part of a building standing wholly on the land of one owner and which may be situated at, but not astride, a boundary.
Party Wall Notice(s) will need to be served on Adjoining Owners where works affect the above types of walls, where deep excavations are proposed or if construction is to take place on an unbuilt-on boundary.
We offer competitive prices and can assist in the process by serving notices, recording the existing condition of neighbouring properties and drafting up Awards if disputes occur.
